Alan Grindstaff founded the predecessor to Kibo Capital with the purchase of a single property in 1978. For more than four decades, Alan has continued to invest in income-producing properties, amassing a portfolio that spans multiple states and asset classes. Most known as an entrepreneur and founder of a leading hospitality service company, Alan is always up for a challenge, recently summiting Mt. Kilimanjaro with his entire family, a trip from which Kibo takes its name. Alan received his degree from the University of Tennessee.

Mr. Grindstaff is a seasoned executive with a multifaceted background in real estate and law, currently serving as the Senior Vice President of Strategy and Development at Kibo Capital. Growing up in a family deeply rooted in the real estate business, Mr. Grindstaff’s passion for the industry blossomed from an early age. He learned the intricacies of the business from an early age, which laid the foundation for his position at Kibo Capital.
After completing his undergraduate studies in business, Mr. Grindstaff pursued a law degree to broaden his skill set and enhance his understanding of complex legal matters related to real estate. Becoming an attorney allowed him to provide valuable legal counsel to clients and navigate the intricacies of property transactions with confidence and precision.
Throughout his professional journey, Mr. Grindstaff has been a partner in identifying lucrative opportunities for growth and expansion, crafting innovative strategies as he partners with Kibo Capital executives in finding success.
Mr. Grindstaff holds an B.S. in Business Management from Tennessee Tech University and a J.D from Nashville School of Law. He currently serves on multiple Boards and enjoys giving back to his community via a number of non-profits organizations.

Mr. Chadwell is the President of Kibo Capital, a position he has held since 2015. Since that time, Mr. Chadwell has grown the company and its team 5x, entering new business lines, asset classes, and geographies. Mr. Chadwell’s commercial real estate experience spans $1.8 billion in completed transactions across multifamily, retail, storage, office, and hotel properties in various markets, with a focus on the Sunbelt.
Prior to Kibo Capital, Mr. Chadwell was a Senior Director at a multi-billion-dollar multifamily investor & manager, overseeing a deal team that transacted on 4,900 units in less than 18 months. Previously, Mr. Chadwell was an attorney in the Capital Transactions & Real Estate Group at King & Spalding, an AmLaw 50 law firm, where he chaired the Associates Committee and was a member of the Hiring Committee.
Mr. Chadwell holds an A.B. in Economics from Duke University and J.D. from Harvard Law School. He serves with several Nashville-based non-profits and is a member of Young Presidents Organization.

Mrs. Bridges joined Kibo in 2017 with over 20 years of experience as a REALTOR, General Contractor, and small business owner. As a REALTOR she achieved numerous top sales awards and held a seat on the local board of REALTORS. As a General Contractor she oversaw the ground up development of an 87-acre subdivision and numerous built spec and customs homes throughout the area. With her experience and knowledge, she has played an integral part in the growth of the multifamily branch of Kibo, starting off as a community manager of 527 units at the home location of Kibo, to Regional Director of Operations for over 1300 multifamily units, 32 commercial units and 300 storage units.
Ms. Bridges holds a business degree in Contemporary Management. She has served numerous non-profit local organizations. She has chaired the Public Relations Committee and held the Secretary/Treasurer position for the local Board of REALTORS. Her ability to balance numerous projects, dedicated work ethic, along with her years of experience in this industry makes her a valuable member of the Kibo team.

Mrs. Presley joined Kibo Capital in January 2022 and brings over 13 years’ experience in accounting and financial reporting. Prior to joining Kibo Capital, Mrs. Presley was an Audit and Assurance Senior Manager with a regional public accounting firm. During her time there she worked with many types of companies ranging in size and industries, including closely held family- owned companies and real estate.
As part of her role as the Director of Finance, Mrs. Presley is able to lead Kibo Capital to achieving its operational and financial related goals, including budgeting, forecasting, planning and treasury management. She also works very closely with the Board of Directors and other members of the executive team in keeping them abreast of the Company’s progress towards these goals and other key financial metrics.
Mrs. Presley holds an active CPA license in Tennessee and sits on the Board of Directors of the Middle Tennessee Chapter of the Construction Financial Management Association (CFMA).

Mrs. Nelson joined Kibo in 2016 and has developed the company’s human resources department from the ground up. Since 2016, her responsibilities have evolved as the team and portfolio have grown, but she has always maintained focus on prioritizing employee well-being and creating a culture of care. Prior to joining Kibo, Mrs. Nelson worked for Fortune 500 companies such as General Electric and Ecolab. Leveraging her experience working in growing and high-performance organizations, she has partnered with the Kibo Capital executive team to support strategic initiatives and growth through talent management. Mrs. Nelson has a different approach to HR than some, in that she enjoys being heavily involved in operations and feels by doing so, she is better equipped as a leader to make positive and impactful decisions for the team. Candice received her Bachelor of Science in Business Administration from California Polytechnic State University.
